For most properties inside the primary service area, I can usually be on site within 3–5 business days. For properties outside that radius, plan a week. Weather can push things — I'd rather reschedule than hand you a cloudy waterfront.

No. Most clients aren't. As long as I have property access and any required permissions, I can shoot solo and deliver without you being there. If you'd like to be on site, the shoot only takes 30–90 minutes.
Aerial work needs reasonable conditions. Light wind, no active precipitation, and visibility are the main things. If the weather doesn't cooperate on the booked day, I reschedule at no charge. Golden hour is best for properties with a water view; mid-morning is best for building exteriors where you want neutral, even light.
I fly a sub-250 g microdrone, which in Canada falls under the simplest category of the new SFOC/RPAS rules — no pilot certificate required, no registration, no insurance minimum. Every shoot is checked against airspace, restricted zones, and any local NOTAMs before flight. Restricted airspace (airports, heliports, military areas) is handled case-by-case and may need extra lead time or a no-fly decision.
Not as a standard service. Weddings and large advertised events need different equipment, different permissions, and a different crew. If you have a small, low-key gathering that would benefit from a quick aerial pull-back, send the details and I'll tell you honestly whether it fits.
The Real Estate package is built around MLS- and website-ready exports: specific aspect ratios, the right resolution for Retina thumbnails, and a small set of stills that pair well with the listing copy. If you have an in-house photographer who'll be on the ground, I'll plan the angles to complement their work — not overlap with it.
Yes. You receive a commercial-use license for the delivered files, scoped to your business and the platforms you listed. Resale of the raw files is not included — if you need a broader license, mention it in the request form.
If I confirm a shoot and then can't fly (weather, a last-minute NOTAM, access issues), I reschedule at no charge. If a confirmed shoot is cancelled because of something on your end, the deposit is non-refundable. The deposit is 25% of the package, applied to the final invoice.
e-Transfer, or any major card via invoice. 25% deposit to book, balance on delivery. Net-7 terms are available for recurring construction and property-management clients.
